Proposals for the Mega Parcel RFOTP were due on June 6, 2022 at 12:00pm. All proposals were publicly opened in the FMERA offices beginning at 12:30pm, in accordance with Section 5.0 of the RFOTP. FMERA received FOUR (4) proposals from the following proposers, listed in alphabetical order:

Please be advised that no additional information will be provided at this time. Pursuant to FMERA’s sales rules, N.J.A.C. 19:31C-2.19, offer documents are not public until the execution of the contract.  In keeping with FMERA’s standard evaluation process and its sales rules, FMERA’s Evaluation Committee will begin its review of all submitted proposals for compliance and proposals will subsequently be scored based on the evaluation criteria outlined in Section 8.0 and ATTACHMENT #3 of the RFOTP. FMERA will make no representations relative to the highest scoring proposal until such time as the staff is prepared to recommend the approval of a Purchase and Sale Agreement and Redevelopment Agreement to the FMERA Board. Fort Monmouth, NJ, March 18, 2021 – The Fort Monmouth Economic Revitalization Authority (FMERA) announced today that it will issue a Request for Offers to Purchase (RFOTP) tomorrow for the approximately 82-acre Parcel B in the Eatontown section of the Fort. Proposals will be accepted until June 16, 2021. The RFOTP will be available at https://www.fortmonmouthnj.com/bidding-opportunities/open-rfprfotps/.

FMERA simultaneously announced that it will hold a virtual pre-proposal meeting on March 30, 2021 for individuals or entities interested in purchasing the property. Anyone interested in attending the meeting needs to register on FMERA’s website

Parcel B consists of approximately 82 acres of land and approximately one million square feet of buildings slated for demolition. The site, considered the gateway to the Fort, is located at the main entrance to the Fort, at the intersection of Route 35 and the Avenue of Memories in Eatontown. FMERA envisions redevelopment of the property as a neighborhood village, mixed-use development. Redevelopment of the property will be subject to the Fort Monmouth Reuse and Redevelopment Plan (the “Reuse Plan”), which operates as the master plan for Fort Monmouth, and FMERA’s land use regulations and design and development guidelines (N.J.A.C.  19:31C-3, the “Land Use Rules”), which serve as the zoning ordinance for the Fort.

“The Reuse Plan always anticipated that this property would be the centerpiece of the Fort’s redevelopment in Eatontown,” said FMERA Executive Director Bruce Steadman. “All bidders will be required to meet the 302 residential units, 20 percent of which must be affordable. In consideration of the pandemic and recent market shifts, FMERA revised the original RFOTP to be more flexible on the mix of commercial uses permitted in the original offering.”

According to Steadman, FMERA still strives to redevelop this parcel as a neighborhood village style center with public amenities that encourage walking, connectivity, and gathering spaces. FMERA originally solicited redevelopment of the property in 2013 and 2015 as a town center development. After the two leading scorers opted to terminate negotiations for the project, FMERA reevaluated the proposed development program and adjusted the thresholds for each individual asset class. The current RFOTP reflects these adjustments, providing for a more flexible approach to the mix of uses, while still adhering to the tenets of the Reuse Plan, including the residential component.

The project boasts great frontage and has easy accessibility to the Garden State Parkway and NJ Transit.

“This site is extremely well positioned to build on the momentum that has occurred to date on the Main Post,” said FMERA Marketing & Development Manager Sarah Giberson.

Giberson noted that this momentum includes recently completed residential projects by RPM Development (East Gate, Liberty Walk), the on-going development of a new New Jersey City University campus, and a range of projects in the development pipeline including The Loft, a renovation of the former Dance Hall; The Baseline, 26 acres under development by OPort Partners (Denholtz Properties); and The Alley at the Fort, the former Fort Monmouth Bowling Center.

According to Borough of Eatontown Mayor Anthony Talerico, Jr., “This is a rare and exciting development opportunity in Monmouth County. The scale of the project will elevate the redevelopment effort and offer a mix of uses that will enhance the overall quality of life.”

Following two successful academic years (2016-2018) in the former Fort Monmouth Child Development Center (CDC), Trinity Hall has started its next chapter—constructing a two-story, 22,460-square-foot addition to accommodate growing enrollment and expanding academic programming. The project was collaboratively designed by Trinity Hall representatives and Studio Hillier and built by Sweetwater Construction with sitework by The Earle Companies.

The new wing doubles the overall size of the building and will allow for the student body’s continued growth in the future. Per Trinity Hall’s Media Representative, Theresa Kiernan, the campus project “adds 12 classrooms, two large studios, administrative offices, a student changing room, a chapel and a faculty kitchen to the school building, which already holds four science laboratories, two laboratory prep rooms, seven classrooms, a large multipurpose room, two health services rooms, and administrative and conference spaces.” She added that students are expected to begin classes in the new addition by mid-February.

In February 2015, the Fort Monmouth Economic Revitalization Authority (FMERA) issued a Request for Offers to Purchase (RFOTP) for Building 2290, the former CDC on Fort Monmouth. The parcel consisted of approximately 7.4 acres of land and a 19,600-square-foot, one-story building constructed in 1996. The Fort Monmouth Reuse and Redevelopment Plan (Reuse Plan) contemplated reuse of the Building 2290 as a child care/school facility.

Following FMERA Board approval of a Purchase and Sale & Redevelopment Agreement, FMERA sold the property to Trinity on March 18, 2016. Trinity renovated and opened the facility in time for the 2016-2017 school year and subsequently returned to the FMERA Board for approval for a second phase of development

“The expansion of Trinity Hall is a testament to the high quality of education and programming offered by the school,” said FMERA Executive Director Bruce Steadman. “We’re pleased to see this type of organic growth within Fort Monmouth. Providing both job and educational opportunities are pillars of our redevelopment plan.”

Trinity Hall unveiled its new building on Friday, January 25, 2019.

The Fort Monmouth Economic Revitalization Authority (FMERA) has received a Gold Excellence in Economic Development Award for its Fort Monmouth Redevelopment Strategy from the International Economic Development Council (IEDC).  

The Award recognizes FMERA’s multi-year effort to redevelop Fort Monmouth and the diversity and level of economic investment achieved to date, as well as investment that is planned and in the pipeline. The award was presented during the IEDC Annual Conference, held in Atlanta, Georgia September 29 through October 2.

“It is a great honor to accept this award from our peers,” said Dave Nuse, FMERA Deputy Executive Director and Director of Real Estate Development. “The redevelopment achieved to date is the result of a very strong team and exceptional partnerships with the communities where the Fort is located, all working together to achieve the goals established for reinvestment.”

FMERA is an independent state authority established in 2011 to oversee the redevelopment of Fort Monmouth and implementation of the Fort Monmouth Reuse and Redevelopment Plan (Reuse Plan). The Fort is unique in that it is located in three different municipalities and the Reuse Plan outlines specific reinvestment that aligns with each community’s economic development goals. The redevelopment of Fort Monmouth is a multi-year reinvestment and repurposing of a former military installation, which served as the US leader in satellite and telecom technology.

The redevelopment of Fort Monmouth began with the closure of the Fort in 2011 under the Base Realignment and Closure Act. Achievements to date include over $30 million in executed transactions and another $79 million under contract or in negotiations, 1.2 million square feet of space reactivated, and 1,431 new jobs, primarily in technology, created by year end.  The first new residential project, the renovation of the historic Officer Housing quarters, came online in May with a mix of for-sale and rental units. Other projects in the pipeline include a brewery, artist live-work spaces, and a more than 75,000-square-foot health campus by RWJBarnabas Health.

“This year our judges reviewed some extraordinary projects that advanced both communities and businesses,” said Craig Richard, President and Chief Executive Officer of Tampa Hillsborough Economic Development Corporation located in Tampa, Florida, and 2018 IEDC Board Chair. “We congratulate all the award winners and thank everyone who nominated their projects for sharing their success with fellow IEDC members. The Fort Monmouth Economic Revitalization Authority (FMERA) hosted a showcase last week for the McAfee Complex, one of the most highly-anticipated development sites at the Fort.

The approximately 50-acre McAfee Complex in Oceanport features one of the newest buildings remaining on Fort Monmouth and is suitable for reuse as a technology park or innovation campus. The approximately 89,000-square-foot building, constructed in 1997, features a 16-foot loading dock, eight 2,400-square-foot raised-floor dry labs, and an anechoic chamber.

More than two dozen people representing the real estate and technology industries attended the July 25 event.  Representatives of FMERA presented the goals for the project, an overview of the redevelopment plan, updates on recent development at the Fort, and a tour of the building.

The growing number of technology companies on Fort Monmouth, as well as interest from research and development institutions, has influenced FMERA’s redevelopment approach for the McAfee Complex and indicates a strong appetite for the development of a technology and innovation cluster in Central New Jersey. Potential incubator or accelerator operators with university relationships have also reached out to FMERA to express interest in establishing a location within the Fort’s new “tech” campus—another indicator of the high level of potential for the successful development of a dynamic and thriving “tech” community.

“Fort Monmouth is an ideal location for a technology campus,” FMERA Deputy Executive Director Dave Nuse said. “In addition to our central location and proximity to public transit, Fort Monmouth has a growing community of tech companies and entrepreneurs, as well as established amenities, residential options, and impressive corporate and institutional anchors. These assets, combined with our live-work-play master plan, make us well-positioned to develop the next tech hub at the Jersey Shore.”

The reuse and expansion of the McAfee Center provides an opportunity to not only pay homage to Fort Monmouth’s rich history in innovation, but also to create a large number of tech-focused jobs for the area’s existing, highly-educated workforce. FMERA is in the process of finalizing the core components of the Requests for Offers to Purchase (RFOTP) and intends to issue an RFOTP this fall, subject to Board approval.

The redevelopment of Fort Monmouth is a multi-year reinvestment and repurposing of a former military installation that served as the US leader in satellite and telecom technology. The primary goal of the Fort Monmouth Reuse and Redevelopment Plan is to repurpose and return the Fort to a vibrant environment, create jobs and catalyze economic growth in each of the three towns and the region. The plan strives to balance development with the protection and enhancement of natural resources, while also creating an ecosystem complete with business, culture, and 21st-century living.

Fort Monmouth, NJ – March 13, 2018 Over the past seven years, the Fort Monmouth Economic Revitalization Authority (FMERA) has worked closely with the boroughs of Tinton Falls, Eatontown, and Oceanport to meet the needs of each community — introducing new amenities, retaining highly-skilled jobs, and working towards a vibrant, pedestrian-friendly environment. With the support of local leadership, FMERA is advancing its goal of revitalizing and reactivating nearly 1,200 acres.

To date, nearly two-thirds of the Fort is sold, under contract, or in negotiations.  This includes 13 properties sold, for total sales of $29,490,518; and additional property valued at $78,667,182 under contract or in negotiations, for a total of $108,157,700.

FMERA anticipates tremendous growth and success in the largest section of the Fort, housed in Oceanport. In addition to the sale of a 13-acre parcel for Oceanport’s new Municipal Complex, six additional properties have been sold in Oceanport:

  • The former Patterson Army Hospital, renovated, owned and now occupied by AcuteCare;
  • Officer Housing – 117 units, sold to RPM Development – currently under renovation
  • The Main Post Chapel, sold to Triumphant Life Church – renovated and occupied
  • Russel Hall, the former Garrison Headquarters, renovated, owned and occupied by TetherView
  • The Fitness Center, sold to Fort Partners Group LLC
  • A three-acre property sold to the County that will provide emergency services to the homeless.

“Oceanport has been, and continues to be, an important partner in the redevelopment of the Fort,” said FMERA Executive Director Bruce Steadman. “The Department of Public Works has provided incredible support during our major infrastructure projects and our collaborative efforts have allowed us make essential upgrades that will benefit the community. We’re excited that Oceanport has selected Fort Monmouth as the permanent home for its new Municipal Complex, including its town hall, community center, and police department.”

FMERA is preparing to close on two additional properties in Oceanport and is in negotiations for the sale of six additional properties, featuring educational, retail, hospitality, office, and residential uses. The Authority plans to issue Requests for Offers to Purchase for six or more Oceanport parcels in 2018.

The FMERA Board approved a purchase and sale & redevelopment agreement (PSARA) with Commvault Systems, Inc. for the Charles Wood Fire Station in Tinton Falls at its meeting on February 21, 2018.  Commvault proposes to adaptively reuse the Fire Station as corporate office space which may include swing space for Commvault’s existing corporate campus and recreation uses on the open space on the property. Commvault also has the option to improve the Property with additional square footage to accommodate additional office space, contingent on- site constraints including but not limited to floodplain and stream encroachment restrictions, and subject to the Fort’s Reuse Plan and Land Use Rules, as amended.

“Attracting leading tech companies to the Fort is a key component of our master plan,” said FMERA Vice-Chairman Robert J. Lucky. “Commvault’s initial decision to relocate to Fort Monmouth and stay in New Jersey has been an asset to our redevelopment efforts. We look forward to the next phase of Commvault’s expansion.”

Updates on Future Request for Offers to Purchase

Fort Monmouth Bowling Center RFOTP Planned for Spring: At its February meeting, the FMERA Board approved the issuance of a Request for Offers to Purchase (RFOTP) for the former Fort Monmouth Bowling Center located at the corner of Saltzman and Wilson Avenues in Eatontown. The Bowling Center, also known as Building 689, is an approximately 17,600-square-foot, 20-lane bowling alley. Potential purchasers have expressed interest to FMERA staff in acquiring and renovating the property, and in potentially expanding it for recreation, entertainment and related uses.

According to FMERA Senior Marketing & Development Officer Sarah Giberson, “The redevelopment of the Bowling Center will be a vital part of the live-work-play community developing at Fort Monmouth.  We’re eager to add to the Fort’s growing list of amenities.”

The RFOTP will give the option of proposing to purchase the improvements and ground lease the land, rather than purchasing both the land and the improvements.

Warehouse District Expanded Prior to Issuance of RFOTP: FMERA anticipates the issuance of RFOTPs for the Warehouse District in the half of 2018.  The Fort Monmouth Economic Revitalization (FMERA) Board closed out a successful 2017 by authorizing the issuance of Requests for Offers to Purchase (RFOTPs) in December for three abutting parcels in the Oceanport Reuse Area:  The Commissary and PX; the Warehouse District; and the Post Office Area. The Board also authorized staff to offer the 1000 Parking Area, an approximately six-acre tract, for off-street parking as an optional sub-parcel available to parties bidding on the Commissary and PX and/or the Warehouse District.

Two former barracks buildings adjacent to the Warehouse District, previously envisioned for supportive housing for the homeless, will now be made available for commercial, active recreation or office/research and development use as a part of the Warehouse District parcel. Given their proximity to the Warehouse District, adding Buildings 912 & 913 to the Warehouse District will allow the parcel’s eastern boundary to extend to Murphy Drive, enabling bidders to better access and utilize the larger parcel. It will also avoid FMERA’s retention of an otherwise unbuildable parcel located between the Warehouse District and the future site of Monmouth County’s Emergency Homeless Shelter.

Buildings 912 & 913 were initially intended for reuse by the Affordable Housing Alliance for operation by HABcore, a not-for-profit organization that provides permanent housing to homeless families, veterans and others in need. However, the buildings were deemed not readily adaptable for HABcore’s needs. The Affordable Housing Alliance, HABcore and FMERA will jointly seek to identify another mutually-acceptable location within the Oceanport Reuse Area.

Several other RFOTPs will be released throughout the year including the approximately 50-acre McAfee Complex in Oceanport. The McAfee Center building is one of the newest buildings remaining on Fort Monmouth and is suitable for reuse as a research & development or technology facility.

Tinton Falls, NJ (January 12, 2018) – Trinity Hall, an all-girls college preparatory high school located on the former Fort Monmouth military base, plans to expand the facility to accommodate its growing enrollment by constructing a 2-story addition with a footprint of 11,230 square feet and a total area of 22,460 square feet.  The addition will include additional classrooms, office/administrative space, a multipurpose room, a chapel and a new entrance lobby.

In February 2015, Fort Monmouth Economic Revitalization Authority (FMERA) issued a Request for Offers to Purchase (“RFOTP”) for Building 2290, the former Child Development/Daycare Center on Fort Monmouth. The parcel consisted of 7.4± acres of land and a 19,600-square-foot, one-story building constructed in 1996. The Fort Monmouth Reuse and Redevelopment Plan (the “Reuse Plan”) contemplated reuse of the Building 2290 as a child care/school facility.

Following Board approval of a Purchase and Sale & Redevelopment Agreement, FMERA sold the property to Trinity Hall on March 18, 2016.  Trinity renovated and opened the facility in time for the 2016 – 2017 school year.

OCEANPORT, NJ (December 11, 2017) – At the December meeting of the Board of the Fort Monmouth Economic Revitalization Authority (FMERA), Board Chairman James V. Gorman announced his resignation, effective December 31, 2017. Gorman has served as Board Chair since January 25, 2011.

During his seven-year tenure as public member of the Board, Gorman brought a wealth of knowledge and experience to the Authority that propelled redevelopment efforts and guided FMERA through its various challenges as a closed military installation. Under his leadership, FMERA has sold 11 properties and is under contract or in active negotiations on 17additional properties. Notable achievements include the opening of data-security giant, Commvault’s, 275,000-square-foot corporate headquarters in Tinton Falls; the reuse of Fort Monmouth’s former Child Development Center as Trinity Hall School in Tinton Falls; and the rebirth of the former Patterson Army Clinic as AcuteCare in Oceanport.

Gorman has consistently shown a strong commitment to the FMERA mission—to create an atmosphere in which employers will employ and investors will invest, to maximize the jobs created and the value of the property—while also ensuring the goals of the Reuse and Redevelopment Plan are met.

“It’s been an honor to work with our Chairman, James V. Gorman, over the past seven years,” said Bruce Steadman, FMERA Executive Director. “Much of our success can be credited to the Chairman’s excellent leadership, forward-thinking vision, and his unwavering commitment to our mission. He will be greatly missed.”

In addition to his volunteer service with FMERA, Gorman serves as Chairman of Blue Warrior Capital, LLC, a New Jersey-headquartered private equity and merchant banking firm. Gorman was a founding member of the firm in 2008. Previous roles include: Founder, past-Chairman of the Board and Chief Executive Officer of National Atlantic Holdings Corp. (NASADAQ:NAHC); President and Co-Founder of Home State Insurance Company; past-Chairman of the Board of Quaker City Insurance Company; Director of Marketing for the Auto-Homeowners division of the Colonial Penn Insurance Group; and Vice President of the Personal Insurance division of Reliance Insurance Company.

He has served his community as Chairman of IEP Youth Services, a Freehold-based charitable organization serving abused children ages 8 to 21, since 1997. He served state government in 2009 to 2010 as a member of Governor Chris Christie’s Transition Team for Banking, Insurance and Real Estate.

In 1996 the National Association for the Advancement of Colored People honored him with Certification and Award for Employment Practices, and in 1995, he was named “Insurance Man of the Year” by the Professional Insurance Agents of New Jersey.

“Chairman Gorman has been a strong advocate for fast-tracking the redevelopment of the Fort as a thriving, live-work-play community,” said Tim Lizura, New Jersey Economic Development Authority President and COO. “His dedication to FMERA’s work has been paramount to its success and we’re grateful for his contributions.”

Dr. Robert Lucky, Vice-Chairman, will serve as interim Chair until a new Chair is appointed by the Governor, Phil Murphy.

FMERA Board Action Encourages Redevelopment of Former Myer Center Site in Tinton Falls

OCEANPORT, N.J. (September 21, 2017) –  At its September Board meeting last night, the Fort Monmouth Economic Revitalization Authority (FMERA) took action that will facilitate the sale and ultimate redevelopment of approximately 36 acres on the Fort in Tinton Falls. The acreage, known as Parcel F-1, is conveniently situated near the Garden State Parkway, however dilapidated existing buildings on the property have been a significant impediment to its sale.  The approved plan includes demolition of the 750,000-square-foot Myer Center and the former Night Vision Lab.

The Board’s approval will allow FMERA to enter into a Purchase and Sale Agreement (PSA) with the New Jersey Economic Development Authority (EDA) under which the EDA will acquire the property and fund and manage asbestos and lead-based paint abatement and demolition of the former Myer Center.

“This agreement is a critical step in the redevelopment of the remainder of the Fort,” said FMERA Board Chairman James V. Gorman.  “The EDA’s expertise in large-scale redevelopment will help to expedite the demolition of these obsolete buildings and showcase the very marketable attributes of the property.”

Gorman noted that to date, more than two-thirds of the Fort’s developable land area is sold, under contract, or in active negotiations.

While FMERA has encountered limited interest in the buildings due to their size and age, it has received inquiries about the site given the property’s convenient location adjacent to the Garden State Parkway.  Due to their size and condition, the existing buildings have been a deterrent to prospective developers, as evidenced by a Request for Offers to Purchase issued by FMERA in December 2014 which resulted in no offers from developers.

“The EDA is excited for the opportunity to redevelop this strategically located property that will surely attract one or more developers that recognize its potential,” said EDA President and Chief Operating Officer Tim Lizura. “Once demolition of these outdated buildings is complete, the momentum taking place throughout the Fort will soon spread to this valuable parcel.”

EDA will have the right but not the obligation to purchase or assign the property in whole or in part, within 10 years. FMERA agrees to execute a mortgage on the property in the amount of EDA’s $7.3 million Board-approved budget, and EDA will release the mortgage proportionately upon sale to each redeveloper. If EDA nets more than the total funds expended under its approved budget, plus out of pocket carry costs, a return of five percent and environmental remediation costs, if any, it will share the proceeds equally with FMERA. FMERA will provide marketing and property management services until the entire property is sold.

The EDA Board also acted last week to award a $5.1 million demolition services contract related to the Former Myer Center buildings to Tricon Enterprises, Inc. of Keyport.  Woman-owned Tricon was one of nine companies that submitted demolition bids in July 2017.  The contract includes a 10 percent contingency.

FMERA’s objectives include implementation of the Fort Monmouth Reuse and Redevelopment Plan in the next 10 years, creation of up to 10,000 jobs, and overall build out valued at over $1.5 billion.

Note: FMERA Board action is subject to a ten (10) day veto period by the Governor.

OCEANPORT, N.J. (January 26, 2017) – The Fort Monmouth Economic Revitalization Authority (FMERA) today announced the sale of the historic Officer Housing units in Oceanport to RPM Development Group (RPM). The sale marks the first Phase 2 property sold since FMERA closed with the U.S. Army in November 2016, and the first residential development project underway at the former Fort.

RPM’s January 13 purchase of the Officer Housing parcel comes less than two months after FMERA finalized an aggressively-negotiated Economic Development Conveyance Agreement with the U.S. Army and purchased the balance of Fort Monmouth. FMERA worked with Monmouth County to secure the funding needed to purchase the Phase 2 property through two series of notes issued by the Monmouth County Improvement Authority. The proceeds from the sale of the Officer Housing parcel will be used to repay a portion of those funds, representing almost 20 percent of the total loan.

RPM, a leader in the development of both market-rate and affordable housing in New Jersey, plans to renovate the 117 historic housing units that surround the Parade Grounds in Oceanport. FMERA and RPM executed a Purchase and Sale Agreement and Redevelopment Agreement in July 2015. The agreement states that RPM will develop 68 market-rate for sale units in the North Post section of the property. The North Post development will offer historic homes, renovated to feature modern amenities. Options range from three-bedroom, two-bath historic townhomes to the grand former General’s Home overlooking Parker’s Creek. RPM, which has indicated it will invest $25 million in renovations, also plans to develop 48 rental units in the South Post section, one of which has been converted into a community space for residents and a management office for the company. Per FMERA’s enabling statute, 20 percent of the units will be available to low- and moderate-income households.

“RPM has a been a valuable and committed partner in the efforts to redevelop the Main Post area of the Fort,” FMERA Chairman James V. Gorman said. “The company’s experience in housing development and historic resource rehabilitation will be vital to the revitalization of the Fort Monmouth Historic District. We are excited to welcome the first new residents at Fort Monmouth in the near future.”

RPM Vice President Brendan McBride was among several speakers during an event held today at the Marina at Oceanport to celebrate momentum generated by FMERA’s purchase of the Phase 2 property.

“We’re delighted to be taking part in this important milestone in the redevelopment of the Fort,” McBride said. “The Officer Housing has such unique character and history, which we look forward to bringing back to life as we start rehabilitating these distinctive neighborhoods.”

The excitement about redevelopment opportunities and efforts underway at Fort Monmouth were echoed in sentiments conveyed by additional speakers at today’s event:

“We recognized the Marina as a special place that, with work, could become a great neighborhood restaurant and bar for Oceanport and the neighboring towns,” Marina at Oceanport Co-Owner/Operator Deanna Queenan said. “The waterfront location already boasted beautiful scenery and sunset views. In the past year and a half, we have enjoyed becoming a part of the community while refining and growing our business.”

Since the Marina at Oceanport opened in 2015, patrons have been flocking to the waterfront restaurant and bar, which occupies the renovated marina building formerly operated by Fort Monmouth.

Parcel B Redevelopment, LLC, which is owned by Paramount Realty Services, Inc., is currently in exclusive negotiations with FMERA for an 89-acre site fronting Route 35 in Eatontown.  Paramount Realty Services and LMS Commercial Real Estate Vice President Lee Zekaria spoke about plans to redevelop Parcel B into “Freedom Pointe,” a walkable lifestyle town center, including approximately 350,000 square feet of retail space and 302 residential units.

“Freedom Pointe will be a one of a kind, premier, mixed-use lifestyle destination that will bring an unparalleled outdoor experience to the Jersey Shore,” Zekaria said. “We want this to become a second home that people can go to and re-energize before and after work, and on weekends and holidays – to spend quality time with their families and enjoy a memorable experience. We are very honored to be a part of this unique project and to bring thousands of new jobs to the area.”

TetherView, a private cloud solution for business, recently purchased Russel Hall at Fort Monmouth located within the Oceanport section. TetherView has entered into a joint venture with the coworking organization vi Collaboration Hub to cultivate talent and community involvement.

“We’re seeing a trend of technologists and entrepreneurs rising up in Monmouth County, at Cowerks in Asbury Park and at Bell Works in Holmdel,” vi Collaboration Hub co-founder Chris Pallé said. “By creating an environment at Fort Monmouth that’s conducive to collaboration, the talent in those groups is multiplied. The more people come together, the more innovation and ideas we can create. It’s the future of work.”
