FMERA Seeks High-Tech Tenants for McAfee Center in Oceanport
The Fort Monmouth Economic Revitalization Authority (FMERA) kicked off 2016 by issuing a Request for Proposals (RFP) for the sublease of Building 600, more commonly known as the McAfee Center. The building, located between Telegraph and Sherrill Avenues in Oceanport, previously served as an Army research & development (R&D) facility. The two-story building contains nearly 90,000 gross square feet, consisting of office space, raised-floor computer lab space, an anechoic (electro-magnetic frequency restrictive) chamber, and high-bay warehouse space.
The Fort Monmouth Reuse and Redevelopment Plan (Reuse Plan) contemplates the reuse of the property as R&D space. It is included in the Green Tech Campus development district in the Fort’s Land Use Rules, an area intended to be a high-tech and green industry campus where cutting-edge R&D activities can take place.
“Consistent with the Reuse Plan and FMERA’s vision to create a technology hub on the Fort, the RFP specifies that the sublessee(s) may only use the property for scientific, engineering and/or information technology-related uses,” FMERA Executive Director Bruce Steadman said.
Proposals are sought from qualified parties interested in subleasing one floor, two floors, or the entire building. The first floor consists of approximately 34,000 square feet of office space while the second floor contains approximately 30,300 square feet of office space. In addition to the first- and second-floor office spaces, bidders may also submit proposals to sublease additional space, including the anechoic chamber, warehouse space and ancillary office/support space.
Steadman noted that the initial sublease term is for up to five years, with the option for one renewal extension of up to five years.
